Business Bay is Dubai's canal-side central business district, sitting directly south of Downtown Dubai. Studios start from roughly AED 520,000 and one-bedroom units average AED 850,000, while rental yields in the district average around 7.5% — ahead of many pricier neighbours. Position within the district matters too: properties close to Business Bay Metro Station command a 12–15% premium, so transit proximity is worth weighing against headline price.

Getting around

The district sits on the Dubai Metro Red Line via its own Business Bay station, with quick access to Sheikh Zayed Road and Al Khail Road. Downtown Dubai is next door, the canal promenade is walkable, and most daily errands can be handled without leaving the neighbourhood.
